Own a Vacant Property in Texas? Explore What to Do Next

An empty house still costs money: taxes, insurance, utilities, lawn care and repairs, plus the risk of break-ins or city code notices. Hispania Home Buyers reviews vacant properties in Greater Houston, Fort Worth and Weatherford, so you can compare a direct sale with your other options before deciding anything.

Your Options for a Vacant Property

Rent It Out

Renting can create income if the property is rent-ready and you are prepared to manage tenants, repairs and turnover or pay a property manager.

Renovate and List It

Updating and listing may bring the highest price when you have the time, budget and oversight to manage the work.

Sell It Directly As-Is

No repairs, cleanout or showings are required to request a review. Closing can often be coordinated remotely if you live out of town.

Check with your insurance agent: many policies limit coverage when a home sits vacant. Hispania does not provide legal, tax or insurance advice.

Vacant Property FAQs

Can you review a house that has been empty for a long time?

Yes. Condition, time vacant and any repairs are considered, and a visit or additional information may be needed before a final offer.

What if the utilities are off or there are code violations?

That can still be reviewed. Share what you know about utilities, city notices or liens so they can be accounted for in the written offer.

I live out of town. Do I need to be there to sell?

Not always. Title companies can often arrange remote or mobile signing, and we can coordinate access to the property with you.

Are there commissions or fees?

We do not charge a real estate commission when we buy directly. Title, taxes, liens and closing costs are set out in the written offer and contract.

The house has been broken into or damaged while empty. Can you still review it?

Yes. Tell us what happened and what condition it's in now. Damage, missing appliances or copper theft are part of the review, and a visit may be needed before a final offer. We don't require you to repair or secure the property before asking for a review — though protecting it in the meantime protects your own options too.
