Will I need to make repairs or clean out the property?

No repairs are needed to request a review. Tell us about the property's condition and anything that would be left inside; we consider both when we review it. A visit or more information may be needed before a final offer, and what stays with the property is set in the written agreement.

How quickly can you close?

It depends on the property. Some qualified transactions can close in as little as 7–14 days, but title, probate, liens, occupancy and documents control the actual timeline. If you need more time, for example to plan a move or settle an estate, we can discuss a closing date that works for both sides.

Are there any fees or commissions?

We do not charge a real estate commission when we buy directly. Depending on the transaction, we may cover standard closing costs. Taxes, liens and any other costs are shown in our written offer and the purchase agreement, so you can review what you would receive at closing before you decide.

What if I’m not ready to decide?

That's fine. Requesting a review does not obligate you to sell. If we make an offer, it will be in writing, and you are free to compare it with other options, including listing with an agent, before you decide.
